Experiences of foreign investors in Turkey | Reviews and ratings

In a research conducted on the experiences of foreign investors in Turkey, which included hundreds of investors in Turkey, from 48 countries around the world; Generally speaking, the findings were positive. We, at Properties Gate, are pleased to share with you their opinions and ratings.

The study covered actual experiences of people who bought and invested real estate in 12 different cities in Turkey.

Initially, a conclusion has been reached illustrating investors’ satisfaction with real estate investment in Turkey. In the following article, we will explain in detail the afore mentioned results, in addition to the criteria and priorities of interest to foreign investors.

Foreign investors are satisfied with buying real estate in Turkey

According to the research data, all the investors surveyed are satisfied and grateful to own a property in Turkey. Whereby, the percentage of foreigners’ satisfaction and their confidence in the stability of their real estate investments in Turkey reached nearly 83.2%.

This percentage varied according to the nationalities of foreign investors. For example, firstly Algerian investors ranked first among the most grateful foreign nationalities for buying real estate in Turkey with 95.8%.  Secondly, Russian investors with a gratitude rate of 92.6%. Finally, German investors ranked third with 92%.

The following is a classification of the satisfaction rates of foreign investors from real estate investment in Turkey:

The overall satisfaction rate of real estate investment in Turkey is 83.2%, which is quite a very good rate. The percentage of investors who want to buy a property again in Turkey has reached up to 70.2%. Consequently, this indicates the effectiveness of the marketing strategies targeted for abroad.

Indeed, the high quality of construction in Turkey seems to meet the aspirations of investors. In addition to Turkey’s cultural climate, which is suitable for most of the surrounding cultures.

Furthermore, Turkey’s stability, advanced services and health system has contributed to the increase of foreign investors’ demand to invest in the Turkish real estate sector.

Would you rather repeat your experience of buying another property in Turkey?

In the same context, this question was directed to foreign investors in relation to their experiences in Turkey. The answer to this question was “yes” in a very high percentage.

Percentages can be classified according to the countries. For example, Jordanians ranked first with 72.4%. Algerians in second place with 66.7%, followed by Iraqis in third place with 51.4%. A summary of the first five ranks is listed in the following table:

Foreigners’ priorities when buying real estate in Turkey

1. The price of the property in Turkey

As indicated in the same study, the price of the property ranked first among the factors affecting the purchase process, according to 63.4% of investors, led by Iraqis, Germans, Algerians and Iranians.

2. The location of the property in Turkey

The real estate location came in second place according to 58.3% of investors, led by the British and Jordanians.

3. Property view

According to the same report, the overlooking view came third, with 36% of investors’ opinions, mostly Saudi nationality, as illustrated in the following table:

By reviewing the results of the study, we can sum up the following two important observations:

  • Although the price of real estate seems of great importance in many countries, yet this matter cannot be generalized. For example, the study revealed that the British and Jordanians’ preference for the location of the property over its price. Moreover, the Saudis’ preference for the property’s finishing reflects important implications.
  • The Turkish market is a strong competitor in terms of price. In other words, the average price per square meter in Istanbul is around 450 euros. Whereas in European countries, the price per square meter can reach up to 2000-4000 Euros.

What are the reasons for foreign investors’ preference for real estate in Turkey?

  1. According to the data of the aforementioned report, moderate climate ranked first among the reasons for preferring Turkey over others by 53.2%.
  2. Secondly, culture and social structure, according to 48% of investors.
  3. Followed by the possibility of safe and stable life in third place, according to up to 39.8%.
  4. Fourthly, around 34.9% of investors considered Turkey a suitable option for an affordable vacation.
  5. Lastly, the quality of hospitality ranked fifth, as 30.7% of surveyed investors considered it a main reason for their preference for buying real estate in Turkey.

Why Turkey?

In answering the question: “Why do you prefer Turkey?”, 71.8% of Saudis answered “because the climate is better than other countries.”

  • While 70.3% of the Iraqis answered: “Because it is safer and more stable to live there.”
  • 55.2% of Jordanians and 53.8% of Iranians answered “because it is better economically than the country in which we live”.
  • It was also found that 77.8% of Russians and 84% of Germans prefer it because of its climate.
  • While 50% of Algerians prefer it because of its religious, social and cultural characteristics.
  • It is preferred by 66.7% of the British as a suitable place for a secure and stable life.

What obstacles foreign investors face during the process of investment in Turkey?

The answers to this question varied, and their proportions varied on several levels:

Firstly; Non-delivery of projects on time, with a rate of 77.4%.

Secondly; failure to determine costs accurately, by 36.6%.

Thirdly; problems that occur with the management of the complex, by 30.1%.

Fourthly; problems related to water, electricity and gas, with a rate of 16.1%.

Fifthly; problems related to the delay in obtaining Turkish citizenship, at a rate of 14%.

What is the impression of foreign investors about Turkey in brief?

  • In response to a question about foreign investors’ impression of Turkey, the largest segment with 49% described it as a “beautiful country”.
  • The word “Islam” came in second place as it was chosen by 28.2% of the investors participating in the survey.
  • Other features were: “The history of Turkey” by 6.1% of the participants, followed by culture, religious affiliation, work, investment, beautiful holidays, and tourism.

The most expressive words about Turkey in the participants’ answers were as follows:

  • The Iraqis: Nature is wonderful. Feels like home.
  • The Jordanians: Islam. Hospitality. Power.
  • The Russians: Sea. History.
  • The Germans: Good hosting. Antalya. Quality.
  • The Algerians: Islam. History. Beautiful.
  • The Iranians: Neighborhood. Climate. Beauty, Stability.
  • The British: Climate. Safety. Beauty. Gastronomy.
